Winner of Scottish Borders Guest House of the Year, a warm welcome awaits you from Lisa and Steve in their home Caddon View. Set in its own grounds Caddon View is a beautifully decorated Victorian house built in the 1850’s which has newly opened cafe in our refurbished conservatory showcasing the best of the south of Scotland’s ingredients with a little (lot) of fun along the way. The Sitooterie offers a range of breakfasts, lunches, main meals, teas, coffees and cakes, all inspired by what is fresh local and seasonal.  We let the produce do the talking, and there are always freshly made scones and cakes available.

We have eight individually decorated and comfortable rooms, an elegant drawing room where the fire is lit when it’s cold, and a breakfast rooms where guests can eat a delicious breakfast, freshly cooked to order from our menu of options.

We are situated in Innerleithen, in the Tweed Valley near Peebles and Glentress, in the Scottish Borders, and we hope that you will come and visit the quiet and undiscovered corner of Scotland. You can see our B&B prices on our reservations page.

Covid-19 Information

The cafe will reopen in our garden from July 8th where we now have 2.2metre tables, and a gazebo for the small chance that the weather will be inclement.  You can ring and book a space in it for lunch or breakfast (01896 830208)
A limited menu will be available to begin with and hours of service will be reduced, but we are offering breakfast, lunches, coffees and cakes, wines and beers and a range of nibbles to go with them.
Our rooms reopen for residents from July 15th though bookings can be made now, and when these are reserved directly with us, we will not require deposits.
Our primary concern is for the safety of our guests and staff so it goes without saying that we have enhanced cleaning and sanitising routines in place. We encourage physical distancing and this may mean that not all facilities and services are available.
Cafe customers are discouraged from coming inside and the toilets should only be used in an emergency.
Bear with us, this has been a really difficult time and we are doing our level best to get back up and running for guests and staff, whilst maintaining their safety and wellbeing.
